Green in Tough Times?

Dear Readers,

What I love about adversity is that during those times, the cream will rise to the top. What, what are you saying?Well, it has been my observation over my 30 years in the building industry, that when times are good and money flows most easily, then even the sloppy, poor quality, unethical and downright horrible products, businesses and business strategies thrive. It seems that money covers a multiple of “sins” and much is overlooked, not much different than what we see in the financial markets today. BUT, when times get tough and the money gets restricted, then these type of businesses begin to fail and fall out of favor and the better run companies with superior solutions and good value, not only survive but often thrive.

Why does this phenomenon occur? It occurs because money is tight and more “valuable.” so purchasers look more closely and more carefully at what and from whom they will purchase to fulfill their needs. With resources scarce, we want to be more sure than ever that our limited resources are spent wisely and with good solid companies who will be around and will respond to any concerns we may have. Further, the competition increases and the good companies, again with solid offerings who have not cut corners during the flush times, are better positioned to respond to this increased competition...     >>more

The West Midlands Fire and Rescue Authority’s (WMFRA) new Regional Head-Quarters in Birmingham, England, completed in May 2008 appears to be a triumph for sustainable development.  The new HQ development is located on a 4.34 acre site at Vauxhall Road, close to the centre and east of Millennium Point Birmingham.  Built on a ‘brown field site’ - formally a disused Cooperative dairy - it now houses over 7100 m2 of office space plus a dedicated educational facility.

An ‘Excellent’ BREEAM Rating

By incorporating sustainable construction practices the development met one of its key objectives: the achievement of an ‘Excellent’ BREEAM rating.  These include a combined rainwater harvesting system, (supplying water to the toilets) and the construction of a new green/brown roof so called because the design evolved from an original proposal to include an ornamental ‘green’ roof and the introduction of a ‘brown’ roof once the client learnt such a roof was more likely to enhance bio-diversity...                                 >>more

Bali, the famous tourist destination of southeastern Asia, is suffering from a lack of sufficient electricity and water deficiency. Electricity cuts for the local populace are the order of the day. The government of Bali, together with PLN, the state electricity company, focus on supplying electricity to areas frequented by tourists, or regions with an increasing expatriate populace.

Villa Santai is situated in the hills behind Lovina, North Bali, in a region that is notorious for the scarcity of its water in the dry season, beginning in May/June until October/November. Lake Berantan, one of three lakes in the mountains, is the source of the water for the springs in this region. The lake’s water table is steadily sinking (3 m in the past years) and already over 60% of the natural springs are now dry. Along the coastal areas the water is pumped up from the ground water table..."    >>more

Two new important updates from Portland, OR: City of Portland to Offer Ecoroof Incentives - $300,000 will be spent on grants in this fiscal year, and will make grant funds available over the next five years. The incentive grants will pay up to $5 per square foot for new ecoroof projects. Industrial, residential, commercial and mixed-use projects are eligible for the incentive program. The grant application packet is now available online.

Ecoroof Plant Report Now Available -
The ecoroof plant report presents information about the most sustainable ecoroof plants in Portland, Oregon and gives guidance on the plant selection for various ecoroof site conditions.

Environment Agency is a UK national body working with colleagues in govern-ment and industry who want green roofs to be a mainstream technology within new developments in London, in keeping with the Greater London Authority’s Living Roofs policy.

As part of their Green Roof Toolkit, they recently launched “Environment Agency’s Building a better environment: A guide for developers - Environment Agency advice on adding value to your site,” a web-based resource for developers and planners for the Thames Region.

The A.11226 Diaz R/S.7553 Lanza bill was signed by New York State Governor Paterson on August 8, 2008. It deals with the tax abatement for renewable energy, and provides a tax abatement for construction of “green” roofs in New York City.  Read the Press Release.

Building owners in New York City who install green rooftops will now receive a significant tax credit under a bill (A.11226) sponsored by Assemblyman Ruben Diaz Jr. that passed the state legislature on June 24, 2008.

Under this law, building owners in New York City who install green roofs on at least 50 percent of available rooftop space can apply for a one-year property tax credit of up to $100,000. The credit would be equal to $4.50 per square-foot of roof area that is planted with vegetation, or approximately 25 percent of the typical costs associated with the materials, labor, installation and design of the green roof. The Sustainable Sites Initiative released the Guidelines and Performance Bench-marks Draft 2008 for public comment. Building on the initial Standards and Guidelines: Preliminary Report the new draft contains over 50 proposed prere-quisites and credits ranging from site selection to sustainable maintenance practices.  Sustainable Sites Initiative is an interdisciplinary effort by the American Society of Landscape Architects, the Lady Bird Johnson Wildflower Center and the United States Botanic Garden to create voluntary national guidelines and perfor-mance benchmarks for sustainable land design, construction and maintenance practices.

LEED for Neighborhood Development 2009 Open for Public Comment: USGBC is pleased to invite the public to comment on the LEED for Neighborhood Development Rating System, which integrates the principles of smart growth, new urbanism and green building into the first national system for neighborhood design. The program is a collaborative effort between USGBC, the Congress for the New Urbanism, and the Natural Resources Defense Council.

Any member of the public may submit comments. To view the rating system draft and comment, please go the LEED Rating System Drafts webpage. The public comment period will be open from November 17 through January 5, 2009.

USGBC's Strategic Plan 2009-2013: The Plan was adopted by the USGBC board of directors at its July board meeting following a year long process that engaged our many stakeholders, constituency and leadership.

Successful Maintenance on Green Walls

Variables of Maintenance.

For many of us the summer is almost gone except for the occasional spike in temperature - the last long rays of sun and the ever changing colors of explosive reds, oranges and yellow leaves are upon us.  For others the change of season is a minimally noticed drop in temperature and a little less sunshine; for others it’s the rainy season.  No matter where you live, some type of change is inevitable.

As our green walls change how do we maintain them and ensure their success?  As you may know, "Green Wall" is used as a global term for both living walls and green facades, for definitions refer to “An Intro to Green Walls and Green Roofs: Living Architecture at its Best - Green Walls Part I Nomenclature.”  We will talk about maintenance variables that will affect the changes and the “How To” application of maintaining green walls.
